The guaranteed rental agreement on each of these units is calculated at 10% for 5 years. Also it is based on the original contract price and not on the asking price as the new off plan units.
These units are identical to the current off-plan units currently being offered for sale and represent a fantastic saving and often closer to the beach.
After the initial 5 year guaranteed rental at 10% the rental changes to a 50/50 share of the rental income. When you consider the going room rate of say £125 per night in such locations, you stand to make a yield of around 20% per annum based on 6 months occupancy in some cases.
After the initial 5 year rental period, the value of the unit you purchase would be inline with those currently being offered for sale by the developer giving you an expected capital appreciation of over £100k!
To give you an indication of the initial payments that would be due based on Unit 19 for example:-
- £1000 reservation fee to remove the property from the market
- £36, 694 to pay within 4 weeks (reimbursing the vendors 30% deposit paid to date to the developer)
- £72 687 pay within a further 6 weeks (Sellers Premium)
There is already a developer backed mortgage in place that will cover 70% (£85 619) of the original contract price with interest only payments rolled up until completion. On completion, the property can be re-valued by one of the major Caribbean banks such as the Royal Bank of Trinidad and Tobago and should offer 70% loan to value on this new figure (min £295k) subject to status.
