Located in the western region of Negeri Sembilan, a short drive from Kuala Lumpur, lies one of Malaysia’s main attractions - Port Dickson.

In the early 1890s, the Secretary of the Federated Malay States, Sir John Frederick Dickson, recommended the construction of a railway track between Sungai Ujong and Pulau Arang to accommodate the transportation of commodities such as rice, tapioca, pepper and charcoal.

With the expansion of the harbour, Sir Frederick Dickson was given the honour of proclaiming the district after his name. It is characteristic of modern Malaysians that, even 50 years after independence from Britain, Dickson’s name is still recognised.

Port Dickson is synonymous with tourism. The main attraction here is the beautiful, clear stretch of beaches facing the shimmering blue sea.

It is indeed a remarkable experience to remember, especially during the picturesque sunset. Teluk Kemang Beach is the most popular resort amongst tourists and visitors, especially during weekends and on public holidays. The 18 km stretch of beaches are regularly visited by 20,000 - 30,000 people weekly and the number increases to 50,000 - 80,000 during long holidays.

PD’s main attraction is its 18km stretch of white sandy beaches that extend from Tanjung Gemuk in the north to Tanjung Tuan in the south. These are carefully protected by rows upon rows of casuarina palms, coconut trees, and elegant Bayan trees. Located near Cape Rachado (Tanjung Tuan), Blue Lagoon is the most famous picnic spot and is an excellent spot for the water sport enthusiast.

 

Annual Rental Return is guaranteed at 8.00% per annum gross for 3 years, with a 75% share of profit after the three years. Therefore, if the purchase price of the property is £89,950*, then the rental return per month will be roughly £600 per month.  To receive this guaranteed return you lease your property back to the developer, yet even though you lease it back you still get up to 10 days free use of the property out of peak season and if you wish to use a property within the resort out of this time, you can do so at a reduction of 50% of the usual price!

 

After the first 3 years, the guaranteed return can be extended for a further ten years at 75% share.

 

A 60% mortgage is available through the developer. The mortgage rate is currently 6.75% but in year one this is reduced down to only 2.99%, with the rate being only 5.75% for the subsequent two years.

The stage payments can be made through this facility, meaning that clients only ever have to pay 40% of the total purchase prices (plus taxes) and the stage payment borrowing is on an interest only basis.

There are three monthly outgoings per year

(1) Service charge

Service charges = Monthly Maintenance fee + Monthly Sinking Fund.

The monthly maintenance fee is (RM0.25 (roughly 3.68p) per sq. ft per month) The sinking fund is 20% of the Monthly Maintenance Fee

For example

For a  1,040 sq. ft type B villa.

The monthly maintenance charge is 0.25 x 1040, which amounts to only RM260.00 (about £38.27)

The monthly sinking fund is 20 % of RM260.00, which amounts to RM52 (£7.64)

Making a total monthly charge of £45.92


(2) Land Tax (known as quit rent)

Approx. RM50.00 per annum.
 

(3)Council Tax 

Approx. RM500 to RM700 per annum.

Therefore the total cost per month for a Type B villa is between RM358 to RM375 (£51.88 to £54.25), whereas the guaranteed rental return is roughly £600, meaning that you will make approximately £550 profit per month.
